Property and Cancellation Policies.

1. Prices and Taxes

Our room rates are dynamic and subject to change based on availability. The standard booking price includes all applicable taxes, utilities (water, gas, and electricity), high-speed internet access, towels, bed linen, and standard room amenities. Daily cleaning is available upon request.

2. Payment and Terms at Check-in/Check-outCheck-in: Standard check-in is from 3:00 PM local time. A valid photo ID is required for all adults at registration.Payment: Full payment of the rental amount is required before check-in can be completed.Check-out: Guests must check out by 11:00 AM. Late check-outs depend on availability and may incur additional charges.Inspections: We reserve the right to conduct a detailed room inspection after check-out; any damages or missing items found will be charged to the credit card on file.

3. Traveling with Minors

All guests must be 18 years or older to confirm a reservation and check in. All occupants, including children, must be listed on the reservation by their first and last name.

4. Accessibility or Special Needs

Please note that this property does not offer accessible rooms. Guests with specific needs are encouraged to contact the property directly before booking to discuss any requirements.

5. Parking

The hotel does not offer on-site parking. There are several paid parking lots located within the immediate area. The hotel accepts no liability for damage, accidents, or loss for vehicles or personal property parked in these third-party facilities.

6. Hotel Events and House RulesQuiet Hours: From 11:00 PM to 7:00 AM, the property enters "hush mode" to ensure all guests can rest. Guests are asked to respect the property and the privacy of neighbours.Occupancy: Maximum occupancy rules are strictly enforced (e.g., two people for double-bed rooms). Unconfirmed additional guests may result in immediate cancellation without refund.Smoking/Vaping: This is a strictly non-smoking property. Any evidence of smoking or lingering smells in the room will result in a deep-cleaning fee of up to £200.

7. Dispute Resolution and Issues

Pre-existing room damages must be reported to the host immediately upon arrival to avoid responsibility. Cancellations are only acknowledged when sent via email or through the confirmed booking channel. In case of a no-show, the total price of the reservation will be charged.

8. Use of Personal Information

We are committed to guest safety and will not disclose your identity, room number, or presence to anyone other than appropriate law enforcement. Security cameras are in use throughout the premises for the safety of our guests.

9. Liability

The hotel is not responsible for lost or forgotten personal items on the premises.

10. Force Majeure

Neither party shall be liable for failure to perform its obligations if such failure is as a result of Acts of God (including fire, flood, or other natural disasters), war, government sanction, or labour disputes.

11. Third Party Rights

Nothing in these Terms and Conditions is intended to confer any rights on a third party under the Contracts (Rights of Third Parties) Act 1999.

12. Waiver

Failure by the hotel to enforce any of these terms at any time shall not be construed as a waiver of its future rights.

13. Severance

If any provision of these terms is found by a court or administrative body of competent jurisdiction to be invalid or unenforceable, the parties agree that such provision shall be modified to the minimum extent necessary to make it valid and enforceable, while maintaining the original commercial intent. If modification is not possible, the relevant provision shall be deemed deleted. The validity and enforceability of the remaining provisions shall not be affected.

Payment & Cancellation

A hold for 100% will be placed at the time of booking and charged 3 days before the date of arrival. A credit card is required at the time of booking. Taxes and fees are included.

Cancellation: This reservation is fully refundable. Cancel for free until 3 days before the arrival date at 12:00 AM local time. After the free cancellation window ends, the following fee schedule applies:

If you cancel within 3 days of arrival, you will forfeit all previous charges and will not be charged any additional fees.

No-Shows will be processed the same as cancellations.
